So what do we mean by that?

 In the state of California there is no mandatory licensing system for home inspectors. As a result "Buyer Beware" is a term used quite often as the responsibility falls on them to ensure their potential home is assessed by a qualified professional.

Buyers need to verify that their inspector is fully insured and that they are a current member of a reputable organization such as A.S.H.I. (American Society of Home Inspectors) or C.R.E.I.A (California Real Estate Inspection Association). While there are other organizations within California, I highly recommend an inspector is chosen from one of the two listed above as both are non-profit and enforce strict guidelines and regulations for certified membership. Some requirements include; a qualifying score on the National Home Inspectors Exam, completion of annual education credits and training seminars, in addition to periodic reviews of submitted reports for quality assurance. This will provide a higher quality inspection as compared to organizations that simply require a paid fee to become a "certified" inspector.
